Can I purchase a lot and make my own improvements?
Yes! When you purchase a lot, you are free to improve it at your own pace and hire your own contractors or DYI if you choose. All improvements must be submitted to HOA for approval prior to obtaining permits to ensure compliance with community standards
Can I place a tiny home on my lot?
Yes! Tiny homes are welcome and must meet FDOT standards. Tiny homes cannot exceed 400 square feet of living space.
I noticed the power poles are all in the same spot on each lot. Can I set my pole barn or RV pad farther back on the lot and have my plugs at that location?
Yes! You can set your RV pad further back on your lot, however, there are some limitations needed to accommodate the septic system. There is additional cost involved with placing pole barn or pad farther back, ask our team for more information.
If I purchase a lot, can I rent it out?
Yes! lot owners are free to rent their lots. When renting it is recommended you follow all state and local ordinances along with Our Town Estates HOA guidelines and amendments.
Can I put a fence around my property?
Yes! the HOA has specific fencing guidelines to maintain the continuity of the community, ask one of our team members for more information.
Does my lot come with a septic system included?
No, systems must be designed based on your needs. Each septic system is designed, permitted and installed per Gulf County Health Department standards by one of our licensed contractors. Allow 30-45 days for permitting and installation. Note- Power cannot be turned on to an RV, tiny home or mobile home pad without a septic system installed.
I need a place for storage; can I place a shed on my lot or enclose part of my pole barn for storage?
Yes! Sheds are allowed up to 12’ x 20’ and must meet some basic community guidelines. Keep in mind enclosing part of a pole barn or lean to require additional permits and both sheds and pole barn enclosures cannot be used for habitable space.
Can I place a mobile home on my lot?
Short answer is Yes! The community has approved a limited number of lots for mobile home use with some restrictions and limitations. Placing a mobile home requires HOA approval and permitting by the Gulf County building department. If considering placing a mobile home on a lot, please let one of our team members know this before purchasing a lot to ensure it is an approved lot.
Does my lot come with any landscaping?
No, landscaping is not included with your lot purchase, however you can add value with a pole barn and landscape upgrade.
Are property owners allowed to use golf carts in Our Town Estates?
Yes! Golf carts are allowed. Operators must be at least 16 years old and hold a valid driver license.
Are there medical services nearby?
Yes, Wewahitchka has urgent care and dentist, Port St. Joe 30 minutes to the south and Blountstown 25 minutes to the north both have hospitals with emergency rooms.
What other landmarks and cool places to visit are in the area?
- Tyndall AFB home to the F-35 Raptor is 40 minutes
- Downtown District of Panama City shops and Restaurants is 40 minutes
- The Oyster capital of North Florida and Old Downtown Apalachicola is 1 hour south
- Cape San Blas state park where you can drive on the beach with a pass is 30 minutes south
